The North Buckhead Area Has A New Park!

Dear North Buckhead Neighbor,

PARK LAND ACQUIRED ON PEACHTREE-DUNWOODY ROAD

We received wonderful news this morning. North Buckhead may soon have a new park. The Conservation Fund, which works with the City of Atlanta to acquire land, has closed on the acquisition of about 5 acres of land in North Buckhead on Peachtree Dunwoody Road near the intersection of P-D Road with Winall Down Road. While much more detail is available on our web site at www.nbca.org/parks, here are some highlights:

o NBCA identified this site to the City and the Conservation Fund last December as its highest-priority potential park or greenspace land;

o the site is heavily wooded and is partially occupied by the flood plain of Little Nancy Creek (which comes from the area near the golf course in Brookhaven);

o in January a subdivision application was filed to develop the site into 8 building lots – after many review meetings, that application seemed to stall; and

o last Friday, the Conservation Fund successfully completed negotiations leading to the acquisition.

A key next step is the acquisition of the land by the City itself, which will take the introduction and approval of legislation in the City Council and approval by Mayor Shirley Franklin. This work has already begun. In a press release dated July 18, the City said, "In other news, the City Council also approved: An ordinance authorizing the Mayor, on behalf of the City of Atlanta ("City"), to negotiate for and purchase and develop, approximately 4.96 acres of property located at 3984, 3994 and 4012 Peachtree Dunwoody Road, NW, Atlanta, Georgia ("The Peachtree Dunwoody Road Property"), from The Conservation Fund ("TCF"), in an amount not to exceed $2,700,000.00, for the purpose of creating a new park."

We deeply appreciate the efforts of Andrew Schock of the Conservation Fund, Ellen Wickersham of the Atlanta Development Authority, Parks Commissioner Diane Harnell Cohen and Councilman Howard Shook and their on-going support to bring this park/greenspace to reality.

The Commissioner of Parks and Recreation Diane Harnell Cohen and her staff will meet with representatives of the neighborhoods near the park site in early November. Recently (9/22), in preparation for that meeting, members of NBCA's Playground committee and others visited this site. It is a huge site, 375 feet of frontage along Peachtree-Dunwoody and almost 600' deep, about the length of two football fields. It is covered with mature trees and undergrowth.

Much of the site is probably prone to flooding. See the yellow areas in the map above. These areas are at least ten feet above the level of the creek and probably are never flooded. Permanent improvements (playground, parking) will probably have to be located in the yellow areas.

Access to the park is an issue. Traffic on Peachtree-Dunwoody moves fast. A crosswalk and traffic signal may be needed to facilitate access to the park.

Can the park be extended?

A large piece of property is for sale on North Stratford Road.

This 2.5-acre site along Little Nancy Creek might become an extension of our new park if private funding for its acquisition can be arranged. See the flyer used in the 9/22 visit (2.3 MB PDF). This site will be location of NBCA's Fall Fling on October 28.
